Note: Stock Plan Service DOES NOT include a Professional Engineer’s Review or Seal. Your municipality may require that you obtain one or both in order to comply with governing codes. Viewpoint Residential Design subcontracts this service for construction in the states of Kansas, Missouri, Oregon, Texas, and Washington only. Please call for a current quote. There will be an approximate 10 business day delay on shipping your order.

We are sorry, but REFUNDS and RETURNS are not permitted. Before ordering, please ensure that the overall plan dimensions fit within the easements and build lines of your lot and that the plan square footage meets the minimum restrictions for your subdivision.

Includes: 3 Design Meetings, 1/4″ Scale Floor Plans (w/ Attached 2- or 3-car Garage), Foundation Plan, Front Elevation, and Roof Framing Plan, 1/8″ Scale Sides and Rear Elevations and Roof Plan, Working Dimensions, Design Inspection, and Multiple-Build License Agreement.

Depending on the size and complexity of your custom home design, Viewpoint Design reserves the right to adjust the above service rate. All Sq. Ft. rates (unless noted otherwise) are based on Living (i.e. Finished) Area calculated per industry standard. Viewpoint Residential Design, LLC retains complete copyright on all services rendered.

Builders/Developers: Exclusive Rights Agreements for model and spec’ homes are available. Please request “black-out” areas at initial meeting.

1. Square footage calculations* for basement slab, garage slab, porch stoop, concrete patio, decks (does not include stairs or landings), screened-in-decks and screened-in patios.
2. Square footage calculation for tile floor (calculated to front of cabinetry.)
3. Square footage calculation for hardwood floor (calculated to back of cabinetry.)
4. Square calculations for all roof pitches.
